Across public accounting, corporate finance, and commercial real estate investment, Mark Tersigni has developed his career as a real estate investment professional and Certified Public Accountant. Beginning with the audit of investment companies and later underwriting and managing multibillion-dollar commercial real estate portfolios, he has worked for more than a decade and has formed an analytically grounded sense of how real estate assets are valued, financed, and positioned for sale. Across those roles, his attention has centered on the financial analysis such decisions depend on, whether valuing one property or shaping strategy for a whole portfolio. At the center of his career is commercial real estate investment. His role as Vice President of Investments at a private-equity-owned commercial real estate company involved building and leading a five-analyst underwriting team responsible for a portfolio of more than $5 billion that included large-format open-air retail and enclosed malls. Responsibility for acquisition and disposition underwriting, business planning, asset management, and transaction support sat with the team, covering the entire analytical cycle behind the portfolio's buy, hold, and sell decisions. He developed and maintained the corporate model the company's private equity ownership used to forecast investment returns, combining individual property plans into a corporate-level view that enabled ownership to evaluate portfolio-wide options without losing the detail of any single asset. He worked closely with the executive team and ownership on portfolio choices, from strategic transactions and joint ventures to ground-lease negotiations, crossed loans, and options for properties approaching debt maturity. His responsibilities included more than $1 billion of property-level commercial mortgages, for which he prepared the analysis informing refinancing, extension, and maturity decisions. He had a leading role in transforming the company's financial systems and the investment team's underlying processes. An earlier part of his career was three years in asset management at a private multifamily investment firm. He handled the portfolio's annual budgeting process and quarterly KPI reporting and oversaw the reporting and analysis sent to investors, including performance narratives covering results and the reasons behind them. He undertook hold/sell analysis across the portfolio and directed its real estate tax appeal work, securing reductions in third-party fees. Working at the meeting point of ownership, investors, and operations, he refined his ability to present financial results clearly to audiences with differing priorities. Starting as an intern and later joining full time, he worked in audit at a Big Four accounting firm across industries including private aviation, electric utilities, iron-ore and coal mining, and manufacturing, several of them Fortune 500 companies. His work expanded to the audit of public and private investment companies, including SEC filings and financial statements, and he served as an in-charge associate who directed and reviewed staff on the audit of a mutual fund holding more than $1 billion in assets under management. In a real estate finance role that followed at a national retail company, he developed annual budgets and monthly projections for international retail occupancy costs and handled investment-partnership accounting along with profit-and-loss review. Since 2014 he has been a licensed Certified Public Accountant in the State of Ohio, a credential he became eligible for during his undergraduate accounting studies and one that is now inactive. That grounding in accounting still shapes his work; on property sales, for example, he examined settlement statements in detail to confirm their accuracy and completeness. In terms of tools, he is advanced in ARGUS and Excel, including Power Query, works regularly with Power BI and reporting platforms such as MRI and Yardi, and has added modern AI tools to his analysis and reporting workflows.
